When Not to Use an LLC for an Investment Property

That title may have thrown you for a second.  As investors a Limited Liability Corporation (LLC) is one of the best tools we can use for investment properties for both liability and tax purposes.

However, there are some scenarios when using one does not make sense.

When Not to Use an LLC for an Investment Property

1.) House Hacking, FHA Loan, etc.

If you plan on living in the home and leverage loans designed for owner occupants then you would not want to purchase in an LLC, but rather your own name.

LLC’s cannot procure certain loans, such as ones back by the Federal Housing Authority (FHA).  That loan needs to be in your own name.

If you plan to refinance out of that home and move to the next house hack, then at that point flipping it into an LLC can make sense.

2.) Low Down Payment Traditional Loans

As stated above you really can’t get the traditional homebuyer loans using an LLC, which also eliminates low down payment loans for the most part.

Putting down 20-25% will basically be standard when buying with an LLC.   If you don’t have that kind of down payment money then an LLC is probably not the right move for you.

Protection Though

So if we aren’t in a position where leveraging an LLC makes sense how can we be protected?

It’s simple – good old insurance.  It may not be perfect but it has worked for a century, just be sure you have the proper coverage.

Be sure to work through all the insurance options with your agent so nothing slips through the cracks and you and your investment is covered.

Same goes for when using an LLC, be sure to have your lawyer or accountant create it for you and structure it to your needs.

There are many variables in the real estate investing game, but in the end it is not rocket science.  Due diligence and some discipline go a long way.

 

BITCOIN: interesting Pattern…

…the one that we can see on BITCOIN chart right now and, in general, in mostly all the crypto market nowadays…

It is the famous Inverted Head and Shoulders pattern which used to anticipate a change on the price action, in this case upwards.

These kind of pattern often are identified as reversal patterns despite they could also indicate a continuation patterns as well.

What I don’t like at all is that the volume does not look to support the positive direction of the price according to that pattern so, I am afraid we are going to wait some time in order to see if BTC has enough power to cross the neckline.

The inclined neckline shows that 12000 USD can be a good entry point if the volume increases since it will confirm the end of the correction and the resume of the uptrend. If so, the target according to this pattern would indicate a rise around 14500 USD.

As usual, pay attention to the chart and anticipate the move in order to get the most from it.

SPDR Sector Relative Strength Analysis Report For Week Starting 7/8/19

Sector rotation is the action of shifting investment assets from one sector to another to take advantage of cyclical trends in the overall economy in an attempt to beat the market.  Sector rotation seeks to capitalize on the theory that not all sectors of the economy perform well at the same time because sectors of the stock market perform differently during the phases of the economic and market cycle.

For example, defensive sectors such as consumer staples, utility and health care stocks tend to outperform during a recessionary phase, while consumer discretionary and tech stocks tend to fare well during early expansions.

When you trade, you want the strongest stocks in the strongest sectors, which is why you should monitor sector performance carefully.  With that said, lets determine the relative strength of the sectors relative to the S&P 500 ETF, SPY for the upcoming week.

BITCOIN: first STEEMLEO post and some resistance at 11300USD

I have received the LEO token airdrop, corresponding equally to amount of staked PAL tokens I have today so, 1176 PAL = 1176 LEO , that’s amazing because STEEMLEO is one of the first tribes/communities created on top of STEEM in order for “investors to talk about anything and everything related to investing.”… and I have to join YES or YES this community for sure so, I hope @timm members would do the same… as well as @cryptopassion , @ew-and-patterns , @bitbrain , @workin2005 …

So, from now on I will get paid in PAL tokens and LEO tokens besides STEEM.

Regarding BITCOIN…

As I said yesterday in my post, it is very likely that the correction is finished but still we have to confirm the breakage of the 11300 USD resistance which is acting as expected since it was also a historical resistance in the past.

The things will be clearer If BITCOIN then overpasses the 12300 USD level ( B symbol on the chart) however I am not totally confident, the volume is doing some hesitating changes and RSI is clearly not oversold so I am keeping my buying order at 9400 USD placed 4 days ago just in case.

BITCOIN: Buy order at 9700 USD Filled…

…but still I think BTC can touch the 9400 USD support since there is still margin on the RSI to reach an oversold condition…

As I said yesterday, every drop of the market is now an opportunity for the accumulation during Bull Trends.

I have filled one of my Buy Orders at 9700 USD and it seems that BITCOIN found some support at 9660 USD, just a little below and above what I considered as the end of the A-B-C correction at 9400USD…

Volume on the 4h chart seems willing to recover also so the correction may be done, however it is not yet confirmed…

I would like to see the resistance of 11300 broken in order to get the final confirmation.

Bitcoin Gave Us the Pullback – Is it Now Attempting to Bounce?

A few days ago we looked at the weekly price chart of bitcoin and saw why it was a screaming sell and primed to pullback.  We’ve gotten a pullback to the first key level and price is showing some resilience now.

Seller Bounce or Reversal Toward Higher Levels?

Looking at the daily chart above you can see we have a reversal pattern in the workings.   Today’s candle needs to close above 10,500 for it to be valid, right about where price is at the time of this post.

That would give us the bullish-turn pattern I use for entry signals.  However, is the a new long-term entry or just a trade?

I say it is just a trade as nothing has changed on the weekly chart.  It is still extended from the 10 period average and this is the first candle after that nasty reversal candle that marked the end of last week.

Price has tested the 9,800 level I have mentioned in the past and is bouncing off of it.  Maybe that is the only test of it and we move higher, but I can’t help being a skeptic and thinking it will test it again, especially with 10K being such a psychological number.

Conclusion

With all that said I’m staying nimble and will enter long for trades only for the time being.  If this daily candle gives what we want I will take a shot.

BITCOIN: Every drop is an opportunity

Is the Bull market finished yet? do you think it will go further lower?

It may be go lower but personally I am sure we are in the initiation of the Bull market.

This correction was expected since long already and it is part of the accumulation process. We also have seen the Market reaching 400 Billion recently so we know the potential is there… remember that at the ATH on January 2018 we double that amount…

I am observing carefully the lower line on below chart:

It is, in my opinion, a consistent support (9400 USD) on which rebound can happens but also I think that any level below 10K will be a good entry point.

If the Market is bullish this is the way to sail the waves, however, always do your own assessment and get your own conclusions.

Instead of looking at financial markets or asset classes on an individual basis, intermarket analysis looks at several strongly correlated markets or asset classes, such as stocks, bonds and commodities. This type of analysis expands on simply looking at each individual market or asset in isolation by also looking at other markets or assets that have a strong relationship to the market or asset being considered.
